Community Access

​Our community uses the MyQ Community app for vehicle and pedestrian gate access. You can set up codes for friends, vendors and deliveries, for single access or for a specific time frame.

 

We urge all our residents - owners and renters - to use myQ

To get started:​​

  1. Download the myQ Community App from your playstore.

  2. Register your account.

  3. Submit the myQ form to SFBC.

  4. Your account will be set up and you'll receive an invite via email.

  5. Accept the invite.

Homeowners can also purchase a gate fob from Sentry Management. Stop by their office 7615 Little Rd., New Port Richey, during business hours. Cost is $50 each.

A quorum was met for the LGI lawsuit ratification meeting on February 26.

After a concise and informative presentation by the attorney, followed by a question and answer period, those in attendance voted in favor of moving forward with the lawsuit.

Around the Community

You may have noticed the new dog waste bins by Gulf Waters pool and Blackfin Dr. Please dispose ONLY pet waste in them. Household trash should be thrown in your own trash cans. Thank you for your full cooperation.

When entering or exiting the property through the main or back gates, all vehicles must stop and wait for the gate to fully open before proceeding. Stop signs and painted lines have been installed for reference. Please stay in your lane and do not enter or exit from the opposing gate. Each gate operator works independently and will close on its delayed time.

 

The gates are monitored 24/7 and record every vehicle that enters and exits by use of cameras and My Q. Any damage or violations for improper use of the gates will be reported to the management company and the responsible party may be fined and/or held accountable for repairs.

As a friendly reminder to all homeowners, when trash and recycling is placed by the curb at night, and there is a chance of high winds, please take precautions to avoid the cans being blown over and trash strewn across the roads and yours and your neighbors' properties.

 

  • Bag up loose items

  • Use receptacles with lids

  • Wait until the next pickup cycle

     

If your cans do get blown over be a good neighbor and collect the trash.

Pet Etiquette in Our Community

Leash & Waste Policy
All dogs must be leashed while walking within the community.
Owners are responsible for picking up all pet waste.
Anyone observed leaving pet waste behind may face a community violation and potential fines from Pasco County.

Waste bag stations are conveniently located throughout the neighborhood — please use them!

Please be considerate of your neighbors. If your dog is barking excessively, especially during early or late hours, kindly remove them from the park.

About Cats in Pasco County

Per Pasco County Animal Services:

​

“In Pasco County, there is no leash law for cats, as they are considered free-roaming. You can research cat deterrents to help keep them off your property.
Another option is to contact groups like Tip My Ear, which provide TNVR (Trap-Neuter-Vaccinate-Return) services.
This helps control the cat population by vaccinating, spaying/neutering, and returning them safely to the area.”

Gulf Harbors Beach Club

All Sea Forest Beach Club residents are mandatory members of the Gulf Harbors Beach Club. The beach entrance is located at the end of Floramar Terrace in Gulf Harbors.

There is no need to pay the Beach Club directly—your annual beach club dues are included in your HOA assessment.

Spectrum Bulk Services

Residents may call into Spectrum’s Bulk Services Residential Customer Service number at (833)697-7328 to make equipment changes and/or additions. Many residents may already have the modems & routers needed to facilitate the 500 X 20 MBPs internet speed push. Residents currently using Spectrum wifi should take measures to ensure their personal service is canceled and switched to the community bulk account. Please refer billing questions for previously existing personal accounts to Spectrum.  When making equipment changes or adding new equipment, residents will have 3 options. Please review the document below for details.

SFBC Ponds and Waterways

The ponds, waterways, and surrounding banks within the SFBC community are regulated by the Southwest Florida Water Management District. As such, SFBC is subject to regular state inspections and must follow strict maintenance guidelines. This includes working with a licensed third-party aquatic service to conduct monthly inspections and treatments. Failure to comply with these regulations—or causing damage or contamination—can lead to substantial fines and costly remediation, including the replacement of aquatic plants.

On a positive note, you may have noticed how well our pond vegetation has recovered following the hurricanes. By allowing natural regrowth, our ponds have regained their health and are once again thriving.
